We are seeking an experienced Commercial Property Manager to join our Real Estate team. The ideal candidate will possess an entrepreneurial spirit, strong self-motivation, and have a solid background in property management. How You'll Make an Impact
- Act as the primary liaison between the real estate department and other business units, ensuring smooth communication and collaboration.
- Oversee and manage the day-to-day operations of properties, including all phases of maintenance for buildings and grounds. Regularly visit and inspect properties to ensure they are maintained to company standards.
- Manage vendor relationships, RFP solicitation and bidding process to ensure timely and cost-effective completion of regularly scheduled property maintenance and individual projects.
- Oversee contract administration and invoice processing.
- Maintain a thorough understanding of form lease provisions and have primary responsibility for tenant communications. Provide timely and effective response to address tenant issues.
- Demonstrate a sense of urgency and initiative in identifying opportunities for cost savings, management efficiencies and asset enhancements to maintain and increase the property's long-term value.
- Collaborate with the Real Estate team and outside brokers to market and promote second-generation and new construction vacant spaces.
- Oversee lease expiration reports and collaborate with the real estate team on key lease and agreement provisions. Work with legal counsel to finalize and execute lease agreements and amendments.
- Promptly inform management of any unusual issues and recommend appropriate corrective actions.
- Perform complex and confidential administrative functions, including reviewing invoices and tax bills for Dierbergs-owned and joint-owned properties, and maintain complete and accurate files and records.
- Review weekly delinquency reports and manage tenant collections for past-due amounts.
- Perform data entry for new leases, amendments, and communications in Yardi and OnBase systems.
- Assist in marketing and leasing of space as needed, while maintaining a thorough understanding of competitive properties and market dynamics.
- Provide after-hours emergency coverage for managed properties, ensuring swift resolution of any issues.
- Work closely with the Real Estate team to accomplish many of the above responsibilities in a manner that fosters teamwork.
- Keep all information learned in daily job functions pertaining to the company and its personnel confidential.
About you
- Minimum of 5+ years of retail or office property management experience required.
- Bachelor's degree in business or a closely related discipline required.
- Missouri Real Estate License is preferred; CPM designation is a plus
- Excellent verbal and written skills; accurate, thorough, and monitors work for quality and completeness.
- Possesses and deploys exceptional communication skills; projects a professional, friendly, and outgoing image; is open to others' ideas and input.
- Possesses a sense of urgency and solid decision-making skills; exhibits sound and accurate judgment.
- Must be a strong problem solver; identifies and resolves issues in a timely manner.
- Able to adapt to change and manage competing priorities in a positive manner.
- Must be able to handle sensitive and confidential situations with tact, diplomacy, and integrity; maintain confidentiality on all matters.
- Proficiency in Microsoft Office, specifically Word and Excel.
- Experience with Property Management software is preferred.
- Demonstrated ability to foster teamwork and maintain a strong work ethic.
- Proven track record of successful negotiation skills.
